Steve Larsen
CPA, CFP®
Steve brings over 20 years of experience in investment management and financial planning. He oversees $40M+ in real estate and credit fund assets and is the founder of The Hartley Opportunity Fund.
Steve also teaches real estate investing and financial planning at Gonzaga University, where he serves as an
adjunct professor.
President
Ryan Berg
Ryan is a licensed civil engineer and experienced real estate developer.
He has led the development of 400+ residential units and manages entitlement, design, and execution for Hartley projects.
Director of Development
Kim Smith
Kim leads all financial operations and fund administration. She oversees $40M+ across Hartley’s development and credit offerings and brings deep expertise in accounting, compliance, and fund operations.

Ken Theifault
Ken brings a background in financial services and supports investor outreach, onboarding, and relationship management at Hartley.
He helps ensure clear communication and a seamless investment experience.
